  • Not comprehensive: Covers 15 providers including 600+ independent facilities; still a sample of a market IBISWorld sizes far larger
  • Promotional rates are included: The median advertised price counts introductory and discounted listings at their discounted rate. Across the size categories above, 15–38% of listings carry an introductory rate, so the advertised median sits 4–13% below the median standard rate. Both are published.
  • The standard rate is not always observable: Where an operator publishes an introductory rate without its standard rate, the unit contributes to the advertised median and not to the standard one. Those units skew toward the cheaper operators, so the standard median is an upper-biased estimate.
  • Listed prices only: Reflects advertised prices, not transacted or negotiated rates
  • Availability: Prices reflect listed availability, not actual booking rates

Data Cleaning
  • Anomalies filtered: Prices flagged as statistical outliers (>3 standard deviations from median) are excluded
  • Active units only: Only units marked as active in database
  • Active facilities only: Only facilities marked as operational
Statistical Measures
  • Median: Primary measure (robust to outliers, industry standard for price data)
  • Interquartile Range (IQR): 25th to 75th percentile, represents typical price range
  • Price per m²: Calculated as average price ÷ average size for each category
Geographic Classification

Metro regions defined as facilities within 25 km of city centre: Sydney, Melbourne, Brisbane, Perth, Adelaide.
