Data Cleaning
- Anomalies filtered: Prices flagged as statistical outliers (>3 standard deviations from median) are excluded
- Active units only: Only units marked as active in database
- Active facilities only: Only facilities marked as operational
Statistical Measures
- Median: Primary measure (robust to outliers, industry standard for price data)
- Interquartile Range (IQR): 25th to 75th percentile, represents typical price range
- Price per m²: Calculated as average price ÷ average size for each category
Geographic Classification
Metro regions defined as facilities within 25 km of city centre: Sydney, Melbourne, Brisbane, Perth, Adelaide.
